If you can manage the flames—put them out!
Fire extinguishers are located:

• Mid space, near the green communal bench.
• At the rear of the space (loading dock entrance).

If you cannot manage the fire:

1. Get out, call 911.
2. Make sure everyone else got out. Do not put yourself in danger to do so.
3. Contact Adam.

Past Event

If you are worried about fire damage, please get insurance to protect your belongings.

Immediate Threat

1.  Call 911. Whether its a skid/hobo/junkie causing damage in the parking lot, or a serious threat—call 911 (They have various departments & resources to deal with various situations).
2. Contact Adam.

The way Canada’s criminal code works: You can protect your body, or anyone under your care. You can not physically protect your belongings. If you do, you have assaulted a person and become the “Aggressor”. (I know, its a stupid rule—but its meant “for your safety”). If you chase them down the street recording them—you are intimidating them and if they become violent… you started it. (I know… its a stupid rule)

The solution is to flat out lie and say you were assaulted first and hold true to the lie. This is the only way you can protect your belongings, since the crown will not. Even if the person is caught, the crown is unlikely to prosecute. So… in my personal opinion, a grey area exists in the law where We are not allowed to protect our belongings, and yet the crown won’t do it for us. Ethically, lying becomes a feasible option. That is my opinion only, do with it what you will. Know that the outside of the building is being recorded at all times. Also know that safety can be a serious issue when confronting criminals and it backfires frequently. The soundest piece of advice I can give anyone not feeling like being a vigilante is to call the police.

Past Event

If you come to the art studios and realize a theft or vandalism has occurred, but no longer taking place contact Adam. If it is severe like smashed glass/ forced entry—contact the police and Adam.

If you believe another tenant has done something dishonest, contact Adam, and also feel free to call the police if you feel it is merited.

Immediate Danger

1. Flooding isn’t a risk to personal health. Contact Adam, not the police.
2. If a water main has ruptured (such as the one upstairs), contact fire department.
3. If water is flooding the space, there are water shut off valves under each sink. When the line valve (2” red or steel handle) is going across the line, that means the water is off. When it is in alignment with the water line—the water is on.
4. All white ½” water lines have multiple shut off valves in every space. If you are certain it is one of those lines—bust a door down to get to a valve. A door costs a lot less than flood damage. You may not need to as there are many valves throughout the space originating from the washrooms. Upstairs, to the right of the washroom (not the kitchen side) is the master valve for the space.

Please get your own business insurance if you are worried about flooding.

Immediate

Commit to the word and concept “no”. Make it clear. 

Contact Adam, someone else in the studio, or the police if severe.

Harassment will not be tolerated. However I need proof that it has/ is occurring to do something about it. Give me that, and an eviction will occur. Zero tolerance policy (its 2023).

Past

He said/ She said… I can not do anything with this. You are all adults. I am not your parent, or teacher, etc. Solve it between yourselves if you can. Come to me when necessary, but do not put me in a situation where I have to roll my eyes. 

Be adults, treat each other kindly. If this is not occurring, and someone has made their discomfort very clear to you—you will not be welcomed back in the space and will be getting the short end of the stick on every decision from the moment of proof onwards.

Because of my merciless behavior towards any harassment, I will not enforce it unless I am certain the situation merited it. Please come to me with certain proof.
