What is the rental process?
- Meet for a walkthrough tour of the space.
- Determine move in date
- Provide deposit (1 months rent)
- Sign lease agreement, emergency contact form and parking pass document
- Pay first month’s rent before move in date
- Arrange meeting time on move in day to receive keys, access, and further instructions on site safety & layout
When do studios become available?
Spaces are held on average for a year and a half per tenant. There are 19 spaces, so assume there will be approximately 14 vacancies per year.
One months notice is required from tenants moving out. Upon notification, we will go through the waitlist and contact each person to arrange viewing.
How long is the lease?
The lease is for 6 months. You may choose to leave before 6 months, but your damage deposit will be forfeit. The initial 6 months is a minimum to make the effort worth while for admin to clean the space, arrange showings, arrange parking passes, program key fobs, set up invoicing, etc. After 6 months, the space becomes a month to month lease.
What payment methods do you accept?
Tenants will be invoiced on the last day of the month.
Payments must be made via e-transfer.
Receipts will be emailed to tenants within 3 days of payment.
How much is the damage deposit?
Damage deposit is equivalent to 1 month’s rent. The space is an art studio. If you put some scuffs on the wall, spill a bit of paint, etc. this is expected and acceptable.
Damage deposit will only be forfeit in cases such as, but not exclusive to: breaking lease duration, leaving the space filthy, causing unreasonable damage, using the space for purposes not condoned, causing safety & security concerns, living in the space, etc.
Are the spaces pet friendly?
Pets are allowed, however the current tenants have to agree on it. Obviously, we can’t have dogs shaking wet fur off onto people’s paintings. If you keep the pet in your space and it is well behaved, we have never had a problem with it.
Can I live there?
No. The studio is open with 24/7 access, but it is not a living space.
Can I teach courses out of my space?
Yes, however you must manage the attendees so they are not loose in the art studio. You must also get liability insurance for this.
Can I paint the walls and make my space feel comfortable and cozy?
Yes, this is encouraged. Paint the floor if you’d like.
Can I have additional plumbing, electrical, or ducting added to my space?
Yes, but at your cost. It must also be pre-approved by Adam (Owner of Art Studios).
